Investment Strategy

A sequel of Meridia II

Meridia III follows a fundamentally similar strategy to Meridia II:

  • Focus on Spain, mainly Madrid and Barcelona
  • Value-add approach: acquisition, refurbishment and/or reconversion of all types of real estate assets (including development, but limited)
  • All segments: office, retail, hotel, logistics, residential, commercial and any other type of REO assets; loan/credit/debt with underlying real estate assets

Meridia III

Current Portfolio

  • MadridProject White Location View on Google Maps

    In May 2018 we completed the acquisition of an office building in the central business district of Madrid for €26.5M. The asset has almost 7,500 sqm divided into 4,800 sqm of office space and 2,500 sqm of commercial property. In addition, the building has 54 parking spaces. Through this investment we reinforce our office presence in Madrid, entering into the heart of the central business district. We plan to roll out a significant CapEx programme in order to update and improve the asset.

  • GuadalajaraProject Gel

    In March 2018 we acquired a 27,500 sqm warehouse in Alovera (Guadalajara; 30 minutes from Madrid) for €10 million. The asset is located at the Corredor de Henares axis, an excellent and well connected industrial area. This acquisition reinforces Meridia Capital’s consolidation in the logistics market, one of the most attractive sectors at the moment in Spain.

    In November 2017 we acquired Barnasud shopping centre from Unibail-Rodamco. Barnasud, a 34,000 sqm mixed-use property located in Barcelona, was bought for €35 million. This deal represents the seventh purchase of the investment vehicle and the first retail asset bought in Barcelona, following the acquisition of Albufera Plaza and MiraMadrid shopping centres in Madrid through Meridia II.

    In July 2017 we acquired a 8,300 sqm office building in Madrid. The asset was bought from Spanish leasing provider Lico and was leased to IBEX 35 listed consulting and technology company Indra Systems.

    In June 2017 we acquired a 40,000 sqm logistics platform in Toledo, close to Madrid. The asset was bought from a Spanish developer and through Meridia’s latest real estate vehicle Meridia III. This deal perfectly suited our value-add strategy.

  • BarcelonaProject Sea Location View on Google Maps

    In July 2017 we acquired almost a whole 43,400 sqm block in Barcelona’s 22@ technological district. This prime asset at Barcelona’s sea front is located in one of the most relevant office and residential development areas of the city. This new transaction represents a great opportunity for mixed-use development (residential / office) in a fast growing area with increasing demand.

    In October 2016 we acquired two office buildings located within grade A Viladecans Business Park (Barcelona). The assets have a total surface area of c.23,000 sqm and 280 parking spaces. They are in excellent conditions and have easy access to the city centre and the airport. We have leveraged on our experience and asset management skills to improve occupancy.

  • BarcelonaProject Alta Location View on Google Maps

    In September 2016 we acquired an office portfolio located mainly in Barcelona. The portfolio had a total surface area of c. 17,400 sqm and also included 280 parking spaces. The main asset, Alta 1, is a building in Esplugues (Barcelona) located next to Nestlé’s Spanish headquarters - acquired by Meridia (through Meridia II) earlier in 2016. This is a very attractive asset in a strategic location and we plan to boost the area while we manage it as an office cluster.

    In April 2016 we announced the launch of Meridia III (Value-Added Real Estate, Spain), and the closing of its first deal. We acquired a portfolio of 9 assets in the metropolitan areas of Madrid and Barcelona. The portfolio, totalling c.42,000 sqm, included 8 office buildings, a logistics warehouse and 581 parking space
