Franklin Templeton Social Infrastructure Fund

We define social infrastructure as the physical assets that facilitate social services, helping build strong communities. Assets include healthcare and education facilities, social and affordable housing, and buildings related to justice, emergency and civic services.

Social infrastructure is a growing asset class with improved liquidity and ample opportunity to sensibly deploy capital at a sustained pace.

As exclusive advisor in Spain and Portugal, Meridia was responsible for sourcing opportunities and advising throughout the investment process.

Meridia Advisory Services acted as the exclusive advisor of Franklin Templeton´s pan-European Social Infrastructure Fund in Spain and Portugal between 2018 and 2022. The Fund invested in real estate assets with the objective of making a positive social and environmental impact in the community while also achieving financial returns.

The Fund pursued to create a portfolio diversified by sector, geographic location, tenant, asset strategy, and lease expiry in order to achieve a high level of risk diversification.



Portfolio in Spain and Portugal


    Meridia advised Franklin Templeton on the acquisition of the Catalan employment Service (Servei dÓcupació de Catalunya) located in the 22@. The asset has a total GLA of 9,917 sqm plus 128 parking spaces. 


    Meridia advised Franklin Templeton on the acquisition of a nursing home located in Molino de la Hoz, Madrid, with 250 beds and surrounded by a privileged environment. 

  • MadridJuvenile court

    Meridia advised Franklin Templeton on the acquisition of Autonomous Community of Madrid´s juvenile court headquarters. Located in the capital´s MadBIT area the asset has a total GLA of 6,585 sqm plus 112 parking spaces.
